Honestly, I get this question all the time. Someone’s moving for a new job, or to be closer to family, and they’re staring at their house thinking, “Now what?” There’s no one right answer. But there is a right answer for you, and we can figure it out together.

Why a lot of owners decide to rent

• You love this house. Maybe you’ll move back someday. Renting it out keeps that door open.
• Rent can help with the bills. A good tenant can help cover your mortgage and costs while you’re away.
• You don’t have to decide today. Renting buys you time. You can always sell later, on your schedule, not in a rush.
• You’re thinking long term. Some owners just like holding on to real estate. I totally get that.

Things to consider first

• Being a landlord is real work. Screening, repairs, rent collection, Nevada landlord-tenant rules. It adds up, especially when you live out of town.
• Living more than 60 miles away? Nevada law (NRS 118A.260) says your tenants need an emergency contact who lives in the county or within 60 miles of the home, plus someone in Nevada who can accept legal notices for you. As your property manager, I can be both.
• Keep some cash on hand. Rentals have quiet months and surprise repairs. A little cushion makes everything less stressful.
• Taxes and your mortgage. Renting can change your tax picture, and your lender may care too. You may want to talk to your tax professional and your lender before you decide.
