Renting out a home in a Henderson HOA community.
If your home is in an HOA, its rules, gates and amenities can add a few extra steps. Here’s how I help owners handle them.
Licensed with Life Realty District

Many Henderson homes are part of a homeowners association, though plenty are not. Parts of Green Valley, Anthem, Inspirada, Seven Hills and MacDonald Highlands, along with some smaller neighborhoods, have HOAs with their own rules, design standards and amenities. If your home is in one, renting it is very doable, but it takes a little extra coordination. Here's how I approach a Henderson HOA rental with owners. (If your home isn't in an HOA, my page on what a property manager does covers the full process.)
Start with your CC&Rs and leasing rules
Before we list, it helps to know what your HOA allows. Common things to look for:
- Minimum lease terms. Many communities don't allow short-term rentals, and some set a minimum lease length.
- Tenant registration. Some HOAs ask for a lease copy, tenant contact information or a registration form.
- Rental limits. A few communities cap how many homes can be leased at one time.
- Amenity access. Pools, clubhouses and gates may need a transfer form or new access cards.
- Parking, trash cans, landscaping and exterior rules. These are the everyday items that most often lead to notices.
Please note that Henderson's own rules on short-term rentals are separate from your HOA's rules. If you're thinking about anything other than a traditional lease, check with the City of Henderson and your HOA first.
Getting the rules to your tenant
This is the part I care about most. I do my best to get the HOA rules and regulations to every tenant once the owner or the HOA provides them. Owners sometimes don't have a copy, and that's okay. I can help you request one from the HOA or its management company. When tenants know the rules from day one, the tenancy tends to go more smoothly for everyone.

When the HOA sends a notice
Even with good communication, violation notices happen. A trash can left out, a car parked in the wrong spot, a yard that needs attention. When an HOA reports a violation, I follow up promptly: I let you know, reach out to the tenant about the issue, and keep you updated. I can't promise every violation will be resolved or that a fine won't be issued, since that's up to the HOA and its process. But I'll do my best to respond quickly and keep everyone informed.
Gates, amenities and access
Some Henderson HOA communities are gated or have shared amenities. I'll help coordinate gate codes, remotes and any amenity paperwork the HOA requires, so the move-in goes smoothly.
Exterior and landscaping
HOAs often expect front yards, desert landscaping and exteriors to meet community standards. We'll talk about who handles what. In many leases, tenants handle routine yard care while owners handle bigger items like irrigation repairs or tree trimming. Setting those expectations clearly in the lease helps avoid surprises.
55+ communities
Henderson has several 55+ communities, such as Sun City Anthem. These communities have their own occupancy rules set by their HOAs under federal and state law. If your home is in one, I'll ask for the community's rules and leasing requirements up front, and we'll follow them as written.

Frequently asked questions
Can I rent out my home if it's in an HOA?
Often, yes, but every community is different. Some HOAs have leasing rules such as minimum lease terms, registration forms or limits on rentals. Your CC&Rs and rules are the place to check, and I'm happy to look them over with you.
Will you make sure my tenant never gets an HOA violation?
No one can promise that. What I do is my best to get the HOA rules and regulations to every tenant once you or the HOA provide them, and I follow up promptly whenever the HOA reports a violation.
What if I don't have a copy of the HOA rules?
That's common, so don't worry. Many owners don't have them handy. I can help you request them from the HOA or its management company.
Who pays HOA dues and fines on a rental?
HOA dues stay the owner's responsibility. How a fine caused by a tenant is handled depends on your lease and the HOA's process. We'll talk it through before the home is leased.
Do tenants get access to community amenities?
That depends on the HOA. Some communities require tenant registration or an amenity transfer form. I'll help you find out what your HOA requires.
