About Southern Highlands

Southern Highlands sits along the southern edge of the Las Vegas Valley, west of I-15 near St. Rose Parkway. It has a Las Vegas mailing address but is in unincorporated Clark County, which matters for things like business licensing and code questions. The community is known for its golf club, parks and a wide range of home sizes, from townhomes to large custom estates.

Gate access, vendors and showings

Gated and guard-gated neighborhoods add steps that a regular street does not. I plan for them so the process stays smooth:

• Showings: arranging access for prospective tenants under the community’s gate policies.
• Tenant registration: helping tenants complete whatever gate, remote or registration steps the HOA requires.
• Vendors: scheduling repair people with gate access so a service call isn’t wasted at the entrance.
• Move-ins and move-outs: checking for any HOA rules on moving trucks and timing.

Master HOA and sub-associations

Many Southern Highlands homes belong to a master association and also a neighborhood sub-association. Each can have its own rules on parking, trash cans, landscaping, exterior changes and leasing. Some may require tenant information or a copy of the lease. I ask for the current CC&Rs and rules, help get them to the tenant, and follow up promptly if a notice comes in, so you hear about it from me.

Caring for a higher-end home

Larger homes often have more to look after, such as pools, bigger landscapes, multiple HVAC systems and upgraded finishes. A clear lease on who handles what, regular inspections, and trusted vendors for pool and yard care help protect the home. We’ll agree on a repair approval amount so I can act quickly on small items and call you on larger ones.
