Your rental is here. You don't have to be.

I'm April Huynh, a licensed REALTOR® and property manager with Life Realty District. I manage rental homes across Las Vegas, Henderson and North Las Vegas for owners who live somewhere else. Many of my owners live in Southern California, including Orange County, and others live in Utah, across the country or overseas. Some bought a Las Vegas home as an investment. Others moved away and kept their home as a rental.

Distance is the hard part of being an out-of-state landlord. A water heater fails on a Tuesday, a tenant needs to move in on a Saturday, or the A/C goes out in July. Someone local needs to handle it. That's my job.

How I manage your Las Vegas rental while you live out of state

Nevada's 60-mile rule for out-of-state landlords

Nevada law (NRS 118A.260) requires the lease or a signed notice to give tenants a phone number for a responsible person who lives in the same county as the rental or within 60 miles of it, to contact in an emergency. If you live in California, Utah or anywhere else more than 60 miles away, you need a local contact. When I manage your home, I'm that local contact.

Own a Las Vegas rental and live in California?

Las Vegas and Southern California share the same time zone, so when you call or text me during your workday, it's my workday too. You don't need to make the drive up I-15 for a showing, a repair or a lease signing. Leases and documents can be signed electronically, and updates come to you by email or text. If you live in Orange County, Los Angeles, San Diego or the Inland Empire, you can own here and stay there.

Own a Las Vegas rental and live in Utah?

Utah is one hour ahead of Las Vegas, so I keep that in mind when I schedule calls and send updates. Whether you're in St. George, Salt Lake City or anywhere in between, you won't need to drive down for routine matters. I handle the showings, repairs and inspections here and keep you updated by email or text.

If your home is in an HOA

Many homes in the Las Vegas Valley are part of an HOA. I do my best to get HOA rules and regulations to every tenant once the owner or HOA provides them, and I follow up promptly when an HOA reports a violation. Read more on my HOA rentals page.

Thinking about buying another Las Vegas rental?

Because I'm also a licensed real estate agent, I can help you buy your next rental and then manage it. See investment property management in Las Vegas if you own, or plan to own, more than one home.

Frequently asked questions

Can you manage my Las Vegas rental if I live in California?

Yes. Many of my owners live in Southern California, including Orange County. I handle the local work, and you can reach me by phone, email or text in the same time zone.

How do I manage a rental property from out of state?

Most out-of-state owners hire a licensed local property manager to handle showings, screening, rent collection, repairs and inspections. Nevada also requires a local emergency contact within 60 miles of the rental (NRS 118A.260), which a local manager can be.

Do I ever need to fly in?

Not for routine matters. Showings, repairs, inspections and lease signings are handled here, and inspection photos and documents are shared online. You're always welcome to visit your home.

How will I know what's happening with my home?

You'll get updates by email or text, monthly statements in your online owner portal, and photos from inspections. I check with you before larger repair decisions.

Do I need a Nevada business license or a local contact?

Nevada requires a local emergency contact for tenants. For business license, tax or legal questions about owning a rental out of state, please talk with a CPA or attorney.
