Owners of larger and higher-priced homes usually want to know three things: who will live there, how the home will be cared for, and how they will know what’s happening. Here is how I approach each one.
Careful, consistent screening
I screen every applicant with the same written criteria, applied the same way, in line with fair housing law. That usually means checking identity, income, rental history and credit, so decisions rest on facts.
Protecting the home and its finishes
- Move-in and move-out records: detailed, dated photos of the condition, room by room.
- Pools and spas: professional service written into the lease so it is done consistently.
- Landscaping: a clear plan for who handles yard care and irrigation.
- Premium finishes and systems: stone, wood, large glass, smart-home and multi-zone AC handled by qualified vendors.
- Regular inspections to help spot small problems early.
Guard gates, HOAs and rental rules
Many high-end neighborhoods are gated or guard-gated, and many have stricter HOA and architectural rules, sub-associations, or leasing requirements like minimum lease terms and tenant registration. I check the current rules before we list, help with gate access for showings, tenants and vendors, and follow up promptly on any HOA notice.
Vendor quality
I work with licensed, insured vendors suited to the job. We agree up front on a repair approval amount, and I check with you before anything larger.

Yes. We’ll list the furnishings in a detailed inventory with photos as part of the lease.

I use written screening criteria applied the same way to every applicant. We’ll go over them together before listing.
How do you price a high-end rental?
I look at recent comparable rentals of similar size, area and features, and talk through the options with you.
