MacDonald Highlands sits in the McCullough Range foothills of Henderson, just south of the 215 and east of Green Valley, behind two 24-hour guard-gated entries. Homes step down the hillsides and line the fairways of the private DragonRidge Country Club golf course, and many have views of the Strip and the Valley. Homes range from custom estates to semi-custom and builder homes, townhomes and condos, so I treat each one on its own.

Custom homes and high-end systems

Custom homes often have features that need specialist care, and the lease and vendor plan should account for them:

• Pools, spas and water features, with professional service written into the plan.
• Smart-home, security and lighting systems, with clear instructions and access handed over at move-in.
• Multiple AC zones, large glass walls and premium finishes, which call for careful cleaning and qualified repair people.
• Hillside landscaping and drainage, checked during regular inspections.

Architectural and HOA rules

Changes to a home here need approval from the community’s design review committee, and the HOA has detailed rules on exterior changes, landscaping, parking, trash and noise. Some neighborhoods sit behind a second, inner gate and may have their own rules. Before we list, I ask you or the HOA for the current rules and any leasing requirements, help make sure the tenant receives them, and follow up quickly if a notice arrives.

Gate and amenity access for tenants

Guard-gated communities usually have set steps for adding tenants, guests and vendors. DragonRidge Country Club membership is separate from the HOA and isn’t included with owning a home, so a lease doesn’t include club access. I confirm what applies to your home so the listing describes it correctly.

Detailed condition records

For a high-value home, I take detailed photos of the condition at move-in and move-out, inspect regularly, and keep the records in your owner portal.
