Seven Hills property management for longtime Henderson homeowners.
Maybe you’ve lived in your Seven Hills home for years and now you’re moving, downsizing or relocating for work. Renting it out can let you keep the home, and I can help you make that change with less stress.

Seven Hills at a glance

Seven Hills is an established master-planned area in western Henderson, near St. Rose Parkway and Eastern Avenue. Much of it was built from the 1990s into the 2000s, so many homes now have mature landscaping, settled neighborhoods and finishes that reflect when they were built. The Rio Secco golf course sits within the community, and the hillside setting gives some streets views across the Valley.
From “our home” to “our rental”
Owners who rent out the house they lived in face different questions than investors buying a rental. You may have personal items to move or store, years of small fixes you’ve lived with, and feelings about strangers living in a home you love. I walk through the house with you and talk through what a tenant will notice, what is worth fixing first, and what can wait.
- Systems check: in a home of this age, it’s smart to have the HVAC, water heater, roof and irrigation looked at before a lease starts.
- Move-in condition: I document the home with detailed photos so the condition is clear at move-in and move-out.
- Insurance: a homeowner policy usually needs to change to a landlord (dwelling) policy. Ask your insurance agent before the lease starts.
- Taxes and mortgage: renting a former primary residence can affect taxes and loan terms, so check with your tax professional and lender.
Homes and renter interest
Seven Hills has a mix of single-family homes, from smaller homes to larger custom-style properties, plus some townhomes and condos. Established single-family homes with yards and garages in western Henderson tend to draw steady interest from renters, and I screen every applicant with the same written criteria.
HOAs and gated sections
Many Seven Hills homes are in an HOA, and some sections are gated with their own sub-association. That can mean two sets of rules, gate access for tenants and vendors, and leasing requirements to follow. I ask you or the HOA for the current documents and help make sure tenants receive the rules. You can read more in my guide to renting a home in an HOA.
Seven Hills owner questions
I’m not sure I want to sell. Can I try renting first?
Many owners do. My rent or sell guide walks through the trade-offs, and I’m happy to talk through your situation.
What if I move out of state?
I work with owners who live in California, Utah and elsewhere. You get statements in your owner portal, and you’ll always have a direct line to me. See my page for out-of-state owners.
Do I need to update the house first?
Not always. We’ll focus on safety, working systems and a clean, well-kept home, then decide together on anything extra.
