- Longer-term view: the Census Bureau's median gross rent for Henderson is $1,824, based on the 2020–2024 American Community Survey, which reflects what renters actually pay over several years, not today's asking rents (U.S. Census Bureau QuickFacts, Henderson city).

What this means for owners
Asking rents in Henderson have been fairly steady through 2026, drifting slightly below last year. Zillow's monthly averages ran from about $2,150 to $2,225 this year, compared with about $2,195 to $2,300 in 2025. With around 1,190 homes for rent, renters have choices, so the homes that rent best tend to be priced to today's market, clean, move-in ready and well photographed.
On the sales side, homes are taking a little longer to sell and more sellers are cutting prices. If you've been on the market a while, it may be worth comparing a sale with keeping the home as a rental. My page on renting instead of selling walks through the questions to ask.
- Price to the market, not last year's lease. A fresh look at comparable homes can help avoid extra vacant weeks.
- Winter listings can still rent. Fewer people move in late fall and winter, but fewer homes compete too.
- Renewals matter. Keeping a good tenant usually costs less than a turnover. I start renewal conversations early.
- HOA homes need a little extra coordination. See my HOA rentals guide.

Frequently asked questions
How often is this update refreshed?
I plan to update it monthly with the latest public data. Each edition lists its date and sources.
Does this tell me what my home will rent for?
Not exactly. Citywide averages mix many home types and locations. For your home, a free rental analysis based on comparable homes is a better guide.
Why do different sites show different rent numbers?
Each source uses its own data and method. Zillow uses listings on its network, while the Census figure is a multi-year survey of what renters actually pay, so they won't match.
